Old Money Mansions

Why this
niche?
I found several channels that started uploading one or two months ago and are already having over 1M views. On top of that, these videos have a very high RPM because of the niche itself and the video length. Plus, you can create these videos entirely or partially with AI, which keeps the production costs low.

Competition ANALYSIS
These channels are showing potential for this niche.
I chose to analyze the channel Grand Manors, but it could just as well have been one of these two channels, as they also show plenty of potential.

Do's
00:00
Okay beginning
The voice-over simply reads the title, which isn’t anything special, but it does get the job done for the first few seconds. The viewer clicked for that exact topic, so you’re immediately creating the feeling that they’re getting what they came for, which is really important. But I do think there are stronger storytelling hooks you could use.

Photo editing
This audience is here to learn. And for people who want to learn something, the most important thing is that the content feels real. Whether they’re pictures or videos doesn’t really matter, as long as they feel authentic. Maybe some of these images are generated with AI, but that doesn’t matter either as long as they look believable.
00:24
"but that's just the facade"
Using hooks like these is a great way to keep viewers engaged and give them a reason to keep watching your video, because they create questions in the viewer’s mind. I recommend using these kinds of hooks every 20 to 30 seconds.

Fine call to action but..
This call to action could lead to valuable discussion and engagement in the comments, but I wouldn’t recommend doing it at 00:58 in your video because you haven’t given the viewers enough value yet. Save it for later in the video, ideally right before you’re about to reveal something really interesting.
Don'ts
00:08
Not so engaging..
I wouldn't change the whole format because, like I mentioned in the Do’s, the photo editing style is fine, but I do think you can make it a bit more engaging by adding arrows or circles to highlight certain elements throughout the story, or by adding very slow zooms to keep the visuals moving. You could also add subtitles and include some sound effects or music to bring the story to life.
00:58
The storytelling is all over the place..
Don’t get me wrong, storytelling for these types of videos is good, but the script is all over the place and brings up things that don’t resonate with the actual story. For example, the voice-over says, ‘Can beauty make you immortal?’ What does that have to do with The Dark Story of America’s Largest Mansion: Biltmore? These lines were probably generated by AI, which isn’t necessarily a bad thing, but there’s definitely a lot of room for improvement. And it doesn’t stop there, because if the script includes lines like that, it becomes almost impossible for the video editor to show visuals that actually match the story. So it’s really important to improve this for your video.
00:58
So bad..
'Your support makes these videos possible, thank you for being here, let’s get started.’ I don’t think I need to explain why saying things like this is a major deal breaker for many viewers. They clicked because they want to hear the Dark Story of America’s Largest Mansion, so give them exactly that. If you really want to thank them for their support, do it in a pinned comment in the comment section and never in the video itself.

Nothing special, but it is what it is..
I’ve thought a lot about what I think of this thumbnail, and honestly, it’s nothing special but at the same time, it is what it is. There isn’t much you can really do then a picture of the house, some text, and that’s it.
But what can be improved is the text. Because they already mentions the Biltmore Mansion in their title so I think it’s a missed opportunity to double-trigger the audience. Now the title and thumbnail basically say the same thing. Instead, I would use emotional trigger words that spark curiosity and I will show your some examples in the 'lets create your video' section.

Revenue analysis
The RPM of this niche is higher than average, but the length of the videos also plays a huge role so this RPM is based on videos that are between 45 and 90 minutes long.

How to find topics?
You can do two things:
- Look at the topics that are already performing well on the competitor channels and copy those.
- Look at the topics that are performing well on competitor channels and create variations of them.
I would recommend doing a mix of both. Create some topics that clearly prove they work, so you have a chance to get picked up by the algorithm, and create some topics that are variations of videos that have already shown strong performance.
ChatGPT can help you with this by sorting one of the competitor channels by ‘most popular', take a screenshot of the results, and uploading it in ChatGPT. Then you can ask ChatGPT to generate 10 topics that should perform well based on that data, or ask it to come up with variations that are likely to work.
What we also saw in the comment analysis is that this audience is very interested in the more conspiracy-style mansion stories, so you can use that insight to ask ChatGPT for more topic ideas in that direction as well.
Topic:
What stood out to me when I looked at the competitor channels is that on both of these two channels:
https://www.youtube.com/@GrandManors/videos
https://www.youtube.com/@OldMoneyDynasty/videos
The topic ‘Mar-a-Lago’ performed very well. I also used the screenshot method in ChatGPT, and it confirmed that Mar-a-Lago is a strong topic because it has some conspiracy theories related to Trump. So if I were to start a channel in this niche, that’s the topic I would choose.

How to create your thumbnail?
First, I started by searching for a picture of the Mar-a-Lago mansion on Google. When looking for images of these types of houses, it’s important to choose one that has enough space at the bottom where you can place your text. And this image has exactly that:

Make it black & white
We’ve seen in the competitor analysis that their thumbnails are mostly black and white. Whether you want to do the same is entirely up to you. I personally choose to make it black and white because it gives the image an old, historical feel, and it also makes the text pop more effectively.

Adding text
This is where you can really differentiate yourself from the competition. On their thumbnails, you mostly see the names of the mansions, but since they already include those in the title, it becomes a missed opportunity to further trigger the audience with text. So I would recommend using emotional trigger words in your thumbnail that raise curiosity, such as:
• Secrets Exposed
• Hidden Truth
• Secrets Unveiled
• Shocking Secrets
Then for the text I used the font ‘Bebas Neue’ with a gradient from color #ffd105 to #ffd105, and this is the final result:

AUDIENCE ANALYSIS
What does the audience like?
Controversial mansions/families
This audience is highly triggered by mansions built by families who, historically, didn’t exactly had the best intentions for everyone.
Conspiracy mansions
Some topics are highly triggering because certain conspiracy theories are connected to those mansions. This is important to know when choosing your topics, and you can use it strategically in your script to further engage and intrigue your audience.
AUDIENCE ANALYSIS
What does the audience not like?
Nothing I could find..
Nothing I could find apart from the obvious stuff like clickbait.
